Job Description :
Understands the engineering design and operational aspects of each building system. Immediately recognizes system shortcomings when they occur. Directs experimentation with building systems to yield a more energy effective or comfortable building. Monitors the allocation of building resources to various base building and client needs. Devises technical enhancements that will improve some aspect of building operation. Identifies equipment that may require replacement or reconditioning resulting in the need for client's capital.
Recognizes the authority and objectives of the client. Conducts all activities in a businesslike, competent and professional manner. Interacts with contractors, vendors, and consultants in an unbiased, objective and ethical manner. Complies with all policies and procedures established for the building. Treats all fellow employees, industry contacts, and building visitors fairly, impartially, and in a non-discriminatory fashion.
ESSENTIAL DUTIES and RESPONSIBILITIES - tasks perform as directed by the Lead Mobile Engineer/Mobile Route Supervisor. Representatives duties include:
- Performs tests of building systems. Records test procedures and results, numerical and graphical data, and makes recommendations for changes in operations or test method.
- Installs glass in windows, doors, and partitions.
- Replaces damaged ceiling tiles, floor tile, and wall covering.
- Performs minor and routine painting, plumbing, electrical wiring, and other related maintenance activities. Replaces air conditioner filters.
- Installs items such as window shades, venetian blinds, and curtain rods, wall fans, and door locks for tenants. Performs other tenant services such as adjusting HVAC equipment, replacing bulbs and ballasts, resetting breakers, moving furniture, hanging pictures, bringing in deliveries, removing packing materials, etc.
- Records equipment readings, settings and status changes and noteworthy operating occurrences in appropriate log books.
- Cautions contractors regarding complaints about excessive noise, disorderly conduct or misuse of property.
- Listens for unusual sounds from equipment to detect malfunction and discusses machine operations variations with Supervisor to diagnose problem and equipment inefficiencies. Observes mechanical devices in operation and listens to their sounds to locate causes of trouble.
- Maintaining order in tool room and workshop
- Recording electric steam and water meter readings
- House keeping maintenance in all mechanical rooms
- Studies building plans and working drawings to determine work aids required and sequence of installations
- Installs and repairs plumbing fixtures such as sinks, commodes, water heaters, hot water tanks, garbage disposal units, and water softeners etc.
- Repairs and maintains plumbing by replacing washers in leaky faucets, mending burst pipes and opening clogged drains.
- Repairs and maintains physical structure of the building and its facilities
- Fabricates and repairs counters, benches, partitions and other wooden structures
- Dismantles devices to gain access to and remove defective parts
- Examines form and texture of parts to detect imperfections
- Inspects used parts to determine changes in dimensional requirements
- Adjusts functional parts of devices and control instruments
- Repairs or replaces defective parts. Installs special functional and structural parts in devices. Lubricates and cleans parts
- Start devices to test their performance.
- Painting and sweeping of shops, storage, mechanical and equipment rooms
Perform client service request tasks such as:
- Determining the exact nature and scope of client requests by personally contacting the client
- Assembling all tools, supplies, and instruments necessary to complete the work
- Performing the work with a minimum of disruption
- Conducting immediate cleanup of work area
- Completing the client service request form, describing the work done, materials used, and start/finish time
- Returning tools to workshop and unused supplies to the store room
- Reporting any impending supply or materials shortages to the Lead Mobile Engineer/Mobile Route Supervisor
- Making necessary adjustment or repairs to HVAC equipment
- Review and engineering drawings
QUALIFICATIONS

EDUCATION and EXPERIENCE
High school diploma or general education degree (GED); or eight to ten years related industrial maintenance experience with an operating engineer license and addition training or equivalent combination of education and experience. Basic knowledge of a variety of manual trades such as carpentry, electromechanical repair, etc.
LANGUAGE SKILLS
Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to read, analyzes, and interprets technical procedures, or governmental regulations and codes. Ability to write routine reports. Ability to speak effectively before small groups of clients or fellow employees. Ability to effectively present information and respond to questions from groups of managers, the client, clients, and the general public.
MATHEMATICAL SKILLS
Ability to add and subtract two digit numbers and to multiply and divide with 10's and 100's. Ability to perform these operations using units of American money and weight measurement, volume, and distance. Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Ability to compute rate, ratio, and percent and to draw and interpret bar graphs. Ability to calculate figures and amounts such as discounts, proportions, percentages, are
a, circumference, and volume. Ability to apply concepts of basic algebra and geometry.
REASONING ABILITY
Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.
OTHER SKILLS AND ABILITIES
Ability to use drawings, specifications, shop math and various measuring or testing instruments.
